Replacing an underutilized site with a simple, yet refined, contextual mixed-use building with residential units and active retail along a layered urban frontage.

This mixed-use project thoughtfully activates and complements its urban context. This once underutilized and vacant site in Midtown is now anchored by a new building that houses sixteen residential units on the upper levels, two ground floor live-work units, and a future retail space with covered patio on the ground floor. A pedestrian plaza accented with concrete planters buffer the retail space from the traffic on Madison while maintaining an urban connection to the streetscape through an expansive glazing wall facade. The simple massing of glass window wall, ebony stained wood and glazed brick integrate modern details with traditional materials.
